BUILDING
INSPECTIONS
(Pre-Purchase Inspections &
Reports)
Effective from 1st August 2020
Building Inspections are
conducted to AS 4349.1-2007 ‘Inspection of Buildings. Part 1: Property
Inspections – Residential Buildings.’ and include all structures, electrical
and plumbing systems, as comprehensively as possible with the available access.
Inspections are generally
arranged and paid for by the intending purchaser, who shall also arrange access
via the owner or agent.
It is recommended that
inspections be arranged after entering into a contract ‘Subject to Building
Inspection’, to avoid cancellation charges if the property purchase is
unsuccessful.
The following reporting options are offered:
A.
PURCHASER PRESENT.
Inspection carried out with the
intending purchaser present. A copy of our written site notes will be provided
at no additional charge. Purchaser may elect to select one of the following options,
if preferred.
B.
SITE NOTES (REMOTE CLIENT)
The site notes can be emailed and
the client can then ring to discuss. Recommended for clients who have
previously inspected the building in person and just need a list of defects.
C.
WRITTEN REPORT (FULL DESCRIPTION)
Includes full description of the
property and a detailed checklist of all features and condition/defects. May contain
brief recommendations/estimates for repairs.
D.
OTHER CLIENTS, SAME PREMISES
Where
another client (including agent or owner) requests a report within a reasonable
period, they can elect to receive a copy of the original site notes or report
and discuss any queries by phone or at our office. The original client’s
permission will only be sought if they have a contract or a current purchase offer
under consideration.
E.
ESTIMATES/QUOTATIONS FOR REPAIRS.
Can be arranged if requested (at
additional cost), or suitable contractor(s) recommended for estimate/quotation.

TRAVEL
CHARGES:
All
inspections outside the Port Augusta/Stirling North area incur a charge of $3.00/km,
each way (e.g., Whyalla - $480). These charges
will be shared, where possible, with multiple jobs.
OTHER
CHARGES:
· An additional
charge of $35 shall apply for arranging access or picking up/returning
keys.
· More extensive
examination of suspected defects (e.g. lifting floorboards, roofing, etc.), may
involve additional costs.
TERMS:
·
Payment
may be by cheque, cash or EFT and is generally required in advance, unless
another arrangement is agreed.
